THE AMERICANA STORY

 

 

The developers of the Americana spotted a FOR SALE sign on a wonderfully located property on which sat an old boarding house. They envisioned acquiring the property and constructing a mid-rise apartment building on this superbly located site. It was within easy walking distance to near-by universities, hospitals, Music City recording studios, restaurants, shopping, bus service, and had enough land to provide ample free parking for its residents and guests. There was a definite need for up-to-date, reasonably priced apartments in the neighborhood.

 

 They contacted the real estate agent and closed the deal. Then they began their studies to design the building they had envisioned as being perfect for this location.  Since the property was so close to Vanderbilt University graduate schools, they directed special attention to what these serious students would want during their years of professional study. Their conclusions: sound conditioning, fire resistant construction, efficient floor plan, year-round air conditioning, a place to relax, adequate storage space, pleasing décor and, at the same time, affordable. In addition, they concluded that an on-site manager, a building maintenance supervisor, and professional courtesy personnel were essential. Assumption: If the Americana attracted and pleased future lawyers, doctors and business executives, then surely it would appeal to faculty, hospital personnel and young professionals.

 

The owners engaged an architect who was known to have practical, good-ole common sense.  His work emphasized structural integrity, high quality components and no wasted space. After the owners approved his architectural plan, he hired top-notch engineers to design the structural, plumbing, electrical and heating & cooling systems.  As a result, the final plans incorporated all of the owners’ priorities. The Americana’s structure is poured-in-place reinforced concrete. Insulated masonry walls protect each apartment. The central water heating system circulates a never ending supply of hot water that constantly flows throughout the building so hot water comes out as soon as the faucet is turned on. Each apartment has its own thermostatically controlled year-round air-conditioning unit that is ducted to the living areas and bedroom(s). The roof-top deck and swimming pool is the place to socialize and relax.

 

Not only has the Americana attracted the very residents it was designed to attract but an Americana culture evolved. Not surprising!  More than a hundred enlightened, intellectual, professionals and future professionals live in the building at any one time. They appreciate fine arts, the performing arts, the humanities, and have compatible goals and ambitions. The culture has thrived and is, perhaps, the most valuable benefit for those who call the Americana “home”.
